" Abstract of judgment " is a written summary of a decision stating how much money a defendant lost to the person who won the lawsuit (the judgment creditor), the interest rate to be paid on the decision amount, the court fee, and any special order that causes defeated defendants (the judicial debtor) must obey, the abstract is recognized and stamped so that it can be recorded and made official by the government. The purpose of an abstract appraisal is to make a public record and make a lien or claim if necessary on any real estate property owned or subsequently acquired by a defendant located in the area where the abstract rating is recorded. If the loser does not pay voluntary appraisal, then the winner can force the sheriff's sale from any property to be collected. There are several issues: 1) to find an area where the losers have real estate property; 2) the probability that there are secured loans, tax liens and/or other assessments that come before the decision of the liens; 3) the possibility that the loser/debtor goes bankrupt and avoids repaying the debt.

In some states, such as Texas, an abstract appraisal is a special type of document provided by a court clerk or by a lawyer used to prove that a verdict has been granted. This abstract may then be filed in another jurisdiction, where it is a notice of "mortgage rights" on the real property of the debtor, thereby preventing the transfer of the property until the decision has been paid. This process was described by the United States Supreme Court in 1987:
